Repair, coat or replace?
Flat roofs fail at seams, flashing, drains and wherever water sits. A roof with a sound deck and dry insulation can often be repaired, or restored with a silicone coating, for far less than a replacement.
Wet insulation, widespread blistering or a membrane that has shrunk away from the edges usually means a replacement. We check whether the insulation under the membrane is wet before we recommend anything.
